Our October property sales were 20, up from 11 in October of 2020 and 185.7% higher than the 7 sales last month. October 2021 sales were at their highest level compared to October of 2020 and 2019. October YTD sales of 175 are running 146.5% ahead of last year’s year-to-date sales of 71.

Our Median Sales Price for October was $4,675,000, down -8.3% from $5,100,000 in October of 2020 and down -12.1% from $5,319,000 last month. The average sales price in October was $4,912,636, down -2.3% from $5,030,455 in October of 2020 and down -2.7% from $5,050,571 last month. October 2021 ASP was at the lowest level compared to October of 2020 and 2019.

Inventory
The total inventory of properties available for sale as of October was 104, up 1.0% from 103 last month and up 2.0% from 102 in October of last year. October 2021 Inventory was at a mid range compared to October of 2020 and 2019.

Market Time
The average Days On Market (DOM) shows how many days the average property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a buyer’s market, a downward trend a move towards more of a seller’s market. The DOM for October was 29, down from 120 days last month and down from 202 days in October of last year. The October 2021 DOM was at its lowest level compared with October of 2020 and 2019.

Selling Price Per Square Foot
The selling price per square foot is a great indicator for the direction of property values. Since median sales price and average sales price can be impacted by the ‘mix’ of high or low end properties in the market, the selling price per square foot is a more normalized indicator on the direction of property values. The October 2021 selling price per square foot of $741 was up 13.1% from $655 last month and up 22.1% from $607 in October of last year.

Selling Price vs Listing Price
The selling price vs listing price reveals the average amount that sellers are agreeing to come down from their list price. The lower the ratio is below 100% the more of a buyer’s market exists, a ratio at or above 100% indicates more of a seller’s market. The October 2021 selling price vs list price of 98.9% was up from 96.3% last month and up from 88.6% in October of last year.
