Sales
(for all Luxury Homes) Our June property sales were 410, up from 401 in June of 2019 and 58.9% higher than the 258 sales last month. June 2020 sales were at their highest level compared to June of 2019 and 2018. June YTD sales of 2,110 are running 10.8% ahead of last year’s year-to-date sales of 1,905.

Prices
(for all Luxury Homes) Our Median Sales Price in June was $1,103,750, up 5.1% from $1,050,000 in June of 2019 and up 4.1% from $1,060,000 last month. The average sales price in June was $1,340,634, down -4.7% from $1,406,201 in June of 2019 and down -0.1% from $1,342,558 last month. June 2020 ASP was at a mid range compared to June of 2019 and 2018.

Inventory
The total inventory of properties available for sale as of June was 2,362, down -2.2% from 2,414 last month and down -8.6% from 2,584 in June of last year. June 2020 Inventory was at the lowest level compared to June of 2019 and 2018.

Market Time
The average Days On Market (DOM) shows how many days the average property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a buyer’s market, a downward trend a move towards more of a seller’s market. The DOM for June was 109, up from 99 days last month and down from 111 days in June of last year. The June 2020 DOM was at its lowest level compared with June of 2019 and 2018.

Selling Price Per Square Foot
The selling price per square foot is a great indicator for the direction of property values. Since median sales price and average sales price can be impacted by the ‘mix’ of high or low end properties in the market, the selling price per square foot is a more normalized indicator on the direction of property values. The June 2020 selling price per square foot of $323 was down -0.6% from $325 last month and up 3.9% from $311 in June of last year.
