Our May property sales were 258, down from 391 in May of 2019 and -17.8% lower than the 314 sales last month. May 2020 sales were at their lowest level compared to May of 2019 and 2018. May YTD sales of 1,700 are running 13.0% ahead of last year’s year-to-date sales of 1,504.
(for all Luxury Homes) Our Median Sales Price in May was $1,060,000, down -6.2% from $1,130,000 in May of 2019 and down -2.9% from $1,091,250 last month. The average sales price in May was $1,342,558, down -7.6% from $1,452,816 in May of 2019 and down -5.4% from $1,419,503 last month. May 2020 ASP was at the lowest level compared to May of 2019 and 2018.

The total inventory of properties available for sale as of May was 2,504, down -0.3% from 2,511 last month and down -11.6% from 2,832 in May of last year. May 2020 Inventory was at the lowest level compared to May of 2019 and 2018.
Our average Days On Market (DOM) shows how many days the average property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a buyer’s market, a downward trend a move towards more of a seller’s market. The DOM for May was 99, up from 92 days last month and down from 107 days in May of last year. The May 2020 DOM was at its lowest level compared with May of 2019 and 2018.
Selling Price per Square Foot
The selling price per square foot is a great indicator for the direction of property values. Since median sales price and average sales price can be impacted by the ‘mix’ of high or low end properties in the market, the selling price per square foot is a more normalized indicator on the direction of property values. The May 2020 selling price per square foot of $325 was up 1.6% from $320 last month and up 2.5% from $317 in May of last year.

The selling price vs listing price reveals the average amount that sellers are agreeing to come down from their list price. The lower the ratio is below 100% the more of a buyer’s market exists, a ratio at or above 100% indicates more of a seller’s market. The May 2020 selling price vs list price of 93.4% was down from 93.5% last month and up from 93.2% in May of last year.
