February property sales were 35, up from 23 in February of 2020 and 52.2% higher than the 23 sales last month. February 2021 sales were at their highest level compared to February of 2020 and 2019. February YTD sales of 58 are running 45.0% ahead of last year’s year-to-date sales of 40.

Prices
(for Luxury Condos and Townhomes)
The Median Sales Price in February was $1,165,000, down -1.3% from $1,180,000 in February of 2020 and down -12.1% from $1,325,000 last month. The average sales price in February was $1,268,910, down -1.2% from $1,284,769 in February of 2020 and down -12.4% from $1,448,989 last month. February 2021 ASP was at the lowest level compared to February of 2020 and 2019.

Inventory
The total inventory of Luxury Condos and Townhomes for sale as of February was 139, up 7.8% from 129 last month and down -12.0% from 158 in February of last year. February 2021 Inventory was at the lowest level compared to February of 2020 and 2019.

Market Time
The average Days On Market (DOM) shows how many days the average property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a buyer’s market, a downward trend a move towards more of a seller’s market. The DOM for February was 106, up from 89 days last month and down from 114 days in February of last year. The February 2021 DOM was at a mid range compared with February of 2020 and 2019.

Selling Price Per Square Foot
The selling price per square foot is a great indicator for the direction of property values. Since median sales price and average sales price can be impacted by the ‘mix’ of high or low end properties in the market, the selling price per square foot is a more normalized indicator on the direction of property values.
