October property sales were 33, up from 26 in October of 2020 and 26.9% higher than the 26 sales last month. October 2021 sales were at their highest level compared to October of 2020 and 2019. October YTD sales of 371 are running 106.1% ahead of last year’s year-to-date sales of 180.

The Median Sales Price in October was $1,050,000, down -7.5% from $1,135,000 in October of 2020 and down -11.8% from $1,190,000 last month. The average sales price in October was $1,140,251, down -13.8% from $1,323,538 in October of 2020 and down -5.1% from $1,200,996 last month. October 2021 ASP was at the lowest level compared to October of 2020 and 2019.
The total inventory of properties available for sale as of October was 107, equal to 107 last month and down -29.1% from 151 in October of last year. October 2021 Inventory was at the lowest level compared to October of 2020 and 2019.
The average Days On Market (DOM) shows how many days the average property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a buyer’s market, a downward trend a move towards more of a seller’s market. The DOM for October was 60, up from 42 days last month and down from 71 days in October of last year. The October 2021 DOM was at its lowest level compared with October of 2020 and 2019.

The selling price per square foot is a great indicator for the direction of property values. Since median sales price and average sales price can be impacted by the ‘mix’ of high or low end properties in the market, the selling price per square foot is a more normalized indicator on the direction of property values. The October 2021 selling price per square foot of $521 was down -6.3% from $556 last month and up 0.8% from $517 in October of last year.

The selling price vs listing price reveals the average amount that sellers are agreeing to come down from their list price. The lower the ratio is below 100% the more of a buyer’s market exists, a ratio at or above 100% indicates more of a seller’s market. The October 2021 selling price vs list price of 98.6% was down from 98.8% last month and up from 93.3% in October of last year.
