April 2020 sales were at their lowest level compared to April of 2019 and 2018. April YTD sales of 153 are running 8.5% ahead of last year’s year-to-date sales of 141.
(for Paradise Valley) Our median sales price for April was $1,820,000, down -6.7% from $1,950,000 in April of 2019 and up 2.5% from $1,775,000 last month. The average sales price in April was $3,120,352, up 29.9% from $2,401,693 in April of 2019 and up 39.1% from $2,242,854 last month. April 2020 ASP was at highest level compared to April of 2019 and 2018.

The selling price vs listing price reveals the average amount that sellers are agreeing to come down from their list price. The lower the ratio is below 100% the more of a buyer’s market exists, a ratio at or above 100% indicates more of a seller’s market. The April 2020 selling price vs list price of 90.8% was down from 92.0% last month and up from 90.5% in April of last year.
