Our Median Sales Price in October was $2,175,000, up 16.6% from $1,865,000 in October of 2019 and up 5.7% from $2,057,500 last month. The average sales price in October was $2,802,494, up 23.2% from $2,275,196 in October of 2019 and up 26.6% from $2,213,921 last month. October 2020 ASP was at highest level compared to October of 2019 and 2018.

(for Paradise Valley) Our October property sales were 55, up from 16 in October of 2019 and 31.0% higher than the 42 sales last month. October 2020 sales were at their highest level compared to October of 2019 and 2018. October YTD sales of 398 are running 20.2% ahead of last year’s year-to-date sales of 331.
Our total inventory of Paradise Valley Luxury Homes for sale as of October was 235, up 8.3% from 217 last month and down -19.0% from 290 in October of last year. October 2020 Inventory was at the lowest level compared to October of 2019 and 2018.
The average Days On Market (DOM) shows how many days the average property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a buyer’s market, a downward trend a move towards more of a seller’s market. The DOM for October was 98, up from 96 days last month and up from 89 days in October of last year. The October 2020 DOM was at a mid range compared with October of 2019 and 2018.
Selling Price per Square Foot
The selling price per square foot is a great indicator for the direction of property values. Since median sales price and average sales price can be impacted by the ‘mix’ of high or low end properties in the market, the selling price per square foot is a more normalized indicator on the direction of property values. The October 2020 selling price per square foot of $466 was up 14.8% from $406 last month and up 17.4% from $397 in October of last year.
Selling Price vs Listing Price
The selling price vs listing price reveals the average amount that sellers are agreeing to come down from their list price. The lower the ratio is below 100% the more of a buyer’s market exists, a ratio at or above 100% indicates more of a seller’s market. The October 2020 selling price vs list price of 91.5% was down from 92.3% last month and up from 90.5% in October of last year.
